I would tell the sellers and an extra benefit to the open I have a loan officer to pre-qualify an interested buyer that walks in. They will think you are really on the ball kid!

I would definitely let the seller know that I plan to have a lender at the open house ... and explain the benefit of doing so ... and ask if they are okay with that.  I cannot imagine a seller objecting - but we just never know.

I would be very careful about it so that the people coming in don't feel pressured. I would not allow the loan officer to speak unless spoken to.

Some do, but at very least, many loan officers will create and provide fliers for you showing financing options, etc.

Anyone hosting or co-hosting needs to be approved by the seller, especially if it's an occupied home. It's an easy courtesy to extend and best for your listing agent liability-wise.

I have had a loan officer with me during an open house.   It is helpful as if there is a buyer interested in the home, the loan officer can answer any and all questions.

Sure I would let the seller know, and most of them probably won't care. I have done an open house with a lender. It worked out great. Except no one came, so we kept each other company. Open houses don't work in my market.

Heck yes!  I have loan officers offering to sit open houses with me all the time!  No need for seller permission.  Use it as a marketing feature with your seller, like Marco Giancola describes.

  Equally, or possibly more important is to make sure that you (and the Lender) are in compliance with RESPA.   See an attorney for legal advice, etc.

Out of courtesy, I would inform the sellers that a loan officer will be present to assess potential buyer's qualifications. I personally prefer to hold OH with a lender.

It can't hurt to have a Seller's permission to do so although I generally find that they're accepting of any attempt to assist further with the sale.

Always get seller permission. The seller granting you limited access to their home doesn’t give you the right to invite others without the seller’s permission.
