Therein lies the problem with "coaching". They teach dishonest practices ... which is why I disassociate from all training and coaching from the Guru Party. Just be real. Use your own words. Focus on helping people and truly being of service. That will get listings ...all day long.

There are scripts and there are Poorly Delievered scripts . No one will star on Broadway trying a script once or twice (and internalizing , well that doesn't work). One must internalize a script and take ownership of it to win an Oscar ! Johnny Deep has you convinced he's Cap. Jack Sparrow !
A correctly delievered script with passion and enthusiasm insults no one !

I so agree that scripts feel like white lies. And I feel that the other person can really feel they are scripts. I like to make the connection with the seller, find out their pain points and help them achieve their goals.

I have no idea, because I ahven't compared all the ones available. I think Inmans just posted something about "The Top 25 Real Estate Coaches". http://www.inman.com/25-best-real-estate-coaches/ might be worth checking out. I've only used Floyd Wickman who was good.

You ask an IMPOSSIBLE question such as 'BEST RE coaching' (one would need to try the ALL to respond correctly) and when other have tried a few and reached a valid conclusion, you refer them to your IMPOSSIBLE question.
Do you SEE the problem?
I shall continue. The PURPOSE of scripts is not to compel their reading but to provide sufficient fabric to create you own dialog. Most scripts are 'over the top' so the user can find their place inside the boundries.
No, I'll not be recommending anyone. but I'm not done yet.
Rather than have coach submit to you their perceived priorities which you will judge to be 'misrepresentations' you should create your script. That script will justify what you bring to the table worthy of a chuck of home owner equity. Leave out all the real estate agent gobbly gook. When a non-real estate person can SEE your value from your talk, now you are almost ready for prime time.
Weave your value around the only five question the owner has. Now you've got your listing system. And it's relevant to YOUR place, YOUR community, and YOUR business and free of any little white lies.
But before to deliver your first pitch, have the courage to talk to the owner of an expired listing and have them share their experience the week of the event. This will be your most eye-opening exercise that will change the way to attack the expired listing owner.

Perhaps a different mktg plan is in order if unsavory practices are needed to go after this segment of the market, which may not be that great of a segment to start with.
