Outdated carpet is a show stopper in my area so yes I suggest changing it out or even adding hardwood. It needs to be updated to be competitive in my market.

I would not advise replacement.  I sold a place with lime green and yellow paisley patterned carpet and the bathroom toilet, sink and bath were lilac!!!

People will buy if the price is right.  They're going to put their own stamp on it anyway so why bother!

I would not replace it, as you said it was only 'outdate' and not 'atrocious'!  Though I would have it professionally cleaned Wanda Kubat-Nerdin.  The new Buyer will probably change it out, as they may not even like carpet.

I would say it depends on the other townhouses in the other area and target audience and whether or not you think it will add enough to the value.

In our market, $150,000 is very low end and I would think it would be hard to get that pay out as there may be limited upside on how much it could sell for vs. price of hardwood.

I might also consider just doing it in 1 area (LR/DR).

'Outdated'  do we really need to ignore the obvious?

It is $3,000 if seller replaces and $10,000 if buyer replaces. Dear seller, I'll do whatever you think works for you.

Now, if a pet is present. and will remain in town house, do not replace carpet.

Is 150k considered 'affordable' in your area and is the home otherwise competitive? If yes, clean and leave it.

Wanda - I would advice them that replacing the carpeting would probably help sell the town house faster, but it probably wouldn't add that much overall value. I would recommend that they get a quote on how much it would cost, and leave the decision on what to do up to them. It would depend on whether they had any money to replace the carpet, how fast they needed to sell, etc.

LOL, had this situation not too long ago.  The carpet was royal blue and probably 20 year old.  Yes, it still was in good shape, but not one buyer would love it.    I recommended a more neutral carpet so that buyers would not reduce the contract price for this.   Buyers always estimate too high versus what it really would cost to replace.

In good shape: No.  In bad shape: I'd consider it but would prefer to price it accordingly, or give a carpet allowance.

When making any upgrade, staging, design, etc. recommendations the key question is: Will it bring me at least 2x the cost in value and will it appeal to the majority of buyers and be easy to change for those that it doesn't appeal to?  (ok, that's more like three questions)

 

Why: 1) Who wants carpet anymore, anyways!  It's gone the way of linoleum and Disco.  2) If you put in new carpet, it may not be the taste of the buyers and they may rip it out.

If clean, presentable and not a distraction by color, then 'No'. Buyers often change out everything, so it could be just a waste of money and effort. Rather, let them offer a buyers' incentive equal to what they would have spent for the new carpet.

I'd suggest they leave it alone.  I know so many buyers who immediately pulled out brand new carpet for wood floors.

It probably does not make sense to do so. I'd make sure it is in the best shape possible. If it was really disgusting, then yes it is probably worth the money spent

I would probably tell them not to change it, and price it accordingly. We sold a house to a buyer recently who did not like the beautiful new hardwood wood floors the seller just had installed, and covered them with carpet!

Depends on the market.  If it is a color the market is going to reject, replacing it would be the smartest move.  Otherwise, they will be punished for having carpet that buyers see as not attractive.

If it is still in good shape, leave it.  Most of the time, for most lower end listings less = more.  More they will get net.  If I believe an item will bring in more than it costs, I recommend it.

I would not recommend replacing the carpet..... I would, however, price it within the right range....and I would also have an estimate from a reputable flooring company for a middle of the road quality carpet..... then we'd be prepared for whatever happens...

I always respond new carpet and paint give the aroma therapy that is needed to sell a property quickly. So it depends on how fast they want to move the property!

Depends.. Is it pink or blue? Is it threadbare?  If so, a definite change will help make it move quicker.  It won't necessarily give them a substantial increase, but will help Buyers see past it.
