We are deep into transitioning from many years with Top Producer to Realvolve . It's the best CRM that I have found. Any program and the transition is a huge undertaking if you have lots of data but this one is well worth the effort.

If this is intended for multi-agent use, I would suggest the broker actually spend the time and resources to understand the change that has taken place, before incurring the total costs of implementing a new CRM that embraces the understanding of the 1998 market place. Doing such would be a broker betrayal of their agents.
If the broker truly wants to provide to agents VALUE via a CRM as Joe suggested Sale Force is the 800 lb gorilla. But they are way too expensive for a small broker if the broker uses the tools for today's marketing.
As an alternative to SalesForce I suggest the following in order of declining price, Listhub and SugarCRM.
IF you have no clue what I'm talking about then I suggest WISEAGENT.com for traditional marketing that meets all your criteria.
