I set leads up all the time on automated listing alerts. At the end of the day they can do it themselves on my websites or any other agents' websites. I'm not looking for an exclusive buyer agency agreement at this stage of our "relationship," which might be quite tenuous as yet. But it is one way to stay in front of them and retain top of mind awareness until they are ready to buy. I'be had leads I've dripped this way for years before they raised their hands to go shopping and when they were ready they signed the buyer agency agreement.

We agents are no longer gate keepers of information for the public. Public can get their information anywhere. Why not be the source of it and demonstrate your value?

Hi Pete Roszell I do fairly well here in San Diego and never have had a buyer broker signed.  There is another way to do business and that is to "earn" it with knowledge, expedience, and competence.

So they have already said they won't sign? Have you met them?

Given how easy it is to set up the portal I think I would give it a shot anyhow. Maybe with that and other communication you can demonstrate your value.

Go for it. The way I see it is they're already not signing it, which means they're either indifferent about who they work with or they just haven't had anyone impress them that much. If you dont want to waste your time with a buyer who isn't yet willing to fully commit to you, create the portal with listings sent automatically. Follow up as appropriate, and show them the homes they want to see from the portal you sent. I'd even allow them to create searches in the portal. It's not creating any more work for you, but it's still giving the buyer an adequate level of service. Hopefully enough to have him/her purchase with you.

It's been a long time since I had anyone sign a Buyers Representation Agreement. Once I start working with them, they usually find something, and then the offer binds them to me.

I would set it up as many buyers get this information on my website. It will increase your chances of working with them but I wouldn't show them without an agreement. If you don't give them the info someone else will.

Pete Roszell the buyers usually will NOT sign the agreement at the first meeting perhaps.

Ask for one-week agreement and extend it once they are happy.

It is still a good idea to 'keep in touch' as well as keep on sending listings.

This is broad. Did they refuse to sign? Are they really buyers? Are they working with others? Are they just inquiring? Remember, an exclusive binds YOU too. If a casual inquiry, plug em in for a while and see where it goes. They prove themselves a bad prospect, unplug and dump em. Now sing: I got the power! 3:)

The first rule in any business is take care of the client/customer and everything else will fall into place.

As with any piece of paper; even a buyer's contract it is only worth the committment from both parties.

I do not use buyer's contract either.

Few buyers willt sign an exclusive representation agreement just to recieve listing information.  They start their searches on line, then they go to someone they know for a referral, or they start looking for agents at Open Houses.  Once you've met them and established a relationship and shown them you are competent, they will probably sign an agreement.

I"d set it up for a limited time showing them how I work and how on top of inventory I am, then I say if they dont sign or use you, your gonna have to stop sending them anything.

I do very often.  I keep in touch with them on a regular basis to find out where they are on the road to buying a home.  Many times they aren't ready to buy yet, so they aren't ready to commit yet.

I don't do buyer agreements either and neither does my broker.  In 30 something years, only been burned once or twice.

 

Set up the portal, service the client and you will get paid when they close escrow with you.  Earn that business, don't just set them up on a search and say "call me, maybe".
