I don't engage in either behavior, but I do tell buyersthat real estate in NC is about cavet emptor. Then again, I remind my sellers to be very careful about legal liability in terms of their disclosures as well.

Minnesota is more caveat venditor.  It very much leans towards buyers.  It's very easy to get out of a contract for the buyers.  Wisconsin is more caveat emptor, but not by much.

People think that Caveat Emptor will protect them. More than one attorney in Virginia has told me that that can not be relied upon as a defense. It does not give agents blanket protection.
