I like your question.
Agents that primarily list property generally out perform (in transactions and volume) agents who act primarily as "buyers agents" by a substantial margin. This is because the listing attracts buyer calls and subsequent sub sales as a result of the listing.
A Top Producer should be a combination of transaction Sides and Volume. Although agencies often give awards for both.
I view a Top Perfoming agent as an INDIVIDUAL who sells more than 35 homes and exceeding 5 Million in production per year.

In my area the so called top agents have large teams which they are the face for. So if a seller hires them, it is unlikely they will meet, see or talk to the face of the team. It does not always work out well

Out here the "top" agents tend to be agents with a big staff and several buyers agents. All the transactions from their staff roll up to them.
