You will be considered the best conversationalist in the room if you just ask people what they do and keep people talking about themselves.  Ask about their business and how you can help them.  

I prefer the technique of collecting cards but not passing mine out unless specifically asked.  After the event, I follow up with a personal note to the people I met saying I enjoyed meeting them and hope I can help them in the future.  Insert your business card and a little blurb with your Unique Selling Proposition.  Keep them in your database and keep in touch by sharing interesting information about local real estate.

Introduce yourself, and ask the other person their name, and what they do. Let the other person drive the conversation, allowing you to "connect" with them.

Don't worry, when you tell them what you do they will "think" they know what you do, but as you "connect" with them, they will find you are the exception, not the rule!  Most have a preconceived notion about Realtors, show them how you are different!
