I always talk with them about what they can expect if they are new to the process and try to explain the general whys, but some of that is better left to the loan officer as they have a better idea of the regulations, requirements, and what the underwriters want to see and why

I think the counseling of buyers should be done by the lender you use. It's always helpful to have realtors know general information regarding questions buyers have on loans, but the counseling that Gene is talking about in detail is part what my job is once I get the application.

Yes, I do cover the basics. I find buyers, especially first time buyers, need to hear the message on a regular basis. And I provide each one of them with a document I call "Don't Get Yourself Into A Pickle," which provides all sorts of advice on how not to sabatoge your loan.
