Homes are selling quickly at higher prices but I don't see it as an increase in sales only a product of no more distress sales and sellers being able to dictate prices once again.

Last year our market had more sales than the year before. I think some of that is low rates and some is shifting demographics. I’ll add a third factor, rising rental prices.

Saw a downturn in December for the first time in 3 years. The lower energy prices had an efffect, but the median sales price still went up. The economy is diversified so this won't be a repeat of the oil bust of 1982.

Yes, home prices are still on the rise, more apparent since the beginning of the year. Low rates and low inventory are the main reasons for the recent surge.

Anthony - We saw a lot more sales in December than normal, so we will have to see what January brings. If home sales increase, I would just attribute that to a good and stable market.
