Right now it is price --- both buyers and sellers.  Sellers think since it a strong Seller's market, the home doesn't have to be listed properly.  Buyers think they can "get a deal".

The most common is the only one: the agent commission negotiation. Seems, clients think that you can provide a full service for next to nothing because another agent promised so.

I have to say the most common is a request for a reduction in commission.

The most difficult is when a property backs to a railroad track or main street.

I would have to say what a reasonable price / value is and convincing a hard headed Seller or Buyer not to overprice their property or insult a property owner.
