YES, with the new way appraisals are hired many are from out of town and if you want the appraisal done right, you better be there to show them what gives that home value such as a new roof, new furnace or anything that appraiser could miss or not know

Being a lender I would like to see listing agent present at the property at the time of appraisal.  I agree some time appraisers are not familiar with the area and listing agent know everything because they have done all the work before they list their property.  Most of the time listing agent present saves the deal.

Yes I do. I always have a packet with the flier (details of improvements, upgrades etc), floor plan, survey and my list of comparable sales. Most appraisers really appreciate the information and sometimes call me to email them my packet.

I certainly try to, with comps and other helpful info. However, if the property is vacant, they never call me, they just go stealth, because they do not want us there.

No.  I find this to be an insult to the appraiser and don't see how it will strengthen our seller's position.  If I was an appraiser and walked in to see one of us A type personalities trying to tell him/her how to do their job, it would get under my skin.  

If an appraisal comes in short on one of our listings or with one of our buyers, then we'll put a CMA together and try to get it reversed.  It rarely happens around here (knock on wood), but I don't see it as something we'll ever do.

No. BUT. I leave comps/CMA/SPDS showing upgrades on kitchen counter . . . and I make myself POC for the appraiser to get access so I know if they are going to have a smidgen of a CLUE.

Yep, always. Normally they need me to get them in the house anyway, but I want the home to look good and be able to answer any questions. Plus share comps, a list of any improvements to the home, etc.

Sometimes, it just all depends upon if the Seller and I are concerned about the comps and the value.  If we are concerned, I'll be there and bring a copy of all the comps that we pulled to show the home's value.

Not all of the time. It depends on the property and the offer. Sometimes appraisal contingency is waived.  If it makes sense to be there ... I am there.

Sometimes appraisers want me to meet them at the property. I give them comps i used to come up with list price, and paperwork I have like plans, surveys, extras that were added when built that might be overlooked. For example, on one of my listings the master bath had a heated tile floor which cost several thousand dollars. That could have been overlooked by an appraiser if I didn't provide the papework and receipts. But, I don't hang around while the appraiser does his/her job. I usually have that packet prepared and leave it at house in case i can't make it when appraiser is coming, or if appraiser prefers i'm not present. i just tell them I left an info package at house and that they're free to take it with them if they want.

Always, sometimes an appraiser ask an important question that may make a difference and you need to be there. If it is something like a short sale it is a must to be there.

I show up to meet the appraiser to make sure they have proper comps and build a case for the sales price.  I want to know in advance if there is a problem or concern to be prepared in advance.  I once was told that all of the information I gave was helpful on a home that sold for $940,000 only to see the appraisal at $800,000.  Believe it or not, the buyer came in with the cash difference.

I don't typically attend the appraisal. I do happily provide comps to the appraiser, esepecially if requested. I do feel that an appraisal is an independent opinion of the home's value and that the appraiser should have the opportunity to establish that value on their own without influence from any of the agents involved.
