Buyers wanting to see a home but won't get pre-approved until they find "the one."  

Buyers saying "I don't want to waste your time" or "I don't want to yank your chain."  Those buyers always will.  

Buyers or sellers saying "I'm really easy to deal with."  100% of the time it turns out they are not.  

Sellers trying to out negotiate you on your commission rate.  

Sellers only wanting showings on a Saturday between 12 - 4.  True story there.  

Other agents saying phrases like "trust me."

I do not like to see a pre-approval for an Internet lender, when your client decides to go silent, when a buyer drags their feet on producing the option and earnest money check and scheduling inspections and when the other agent says.."Trust me!"

It's such a broad question, hard to respond without a scenario for there can be so many red flags. Inconsistencies, either in what you see in writing or in what you are told, would be a start.
