Each day set aside 2-3 hours for prospecting, make time to get your systems and databases built, network or shadow some other agents, an hour for learning (webinar, reading, researching), drive through neighborhoods, view houses to gain experience. Be prepared to work long days and put in extra time and effort for a long time to come.

Joe Tunney with your amount of sales experience I wouldn't recommend a coach as you could teach them!!  You must have a huge data base of friends, family and former customers;  that is your GOLD MINE

I would send every single one of them a New Year's card in the mail with a brief note letting them know how 2016 is going to be different for you and your new business.   I would follow up with a phone call and an invite for lunch or coffee and let them know what you can do for them.  Who do they know who will be buying or selling in the next year?

Next, I would create a business affiliate or referral network. Arrange a lunch or meeting with them letting them know you are, in 2016 surrounding yourself with excellence and would love to include them in your referral network and can you count on them to do the same?  Have an A to Z book of Architects, BeeKeepers, Costume Designers, DayCare Owners, etc . . .

DO NOT EVER PAY FOR LEADS!!!  Simply live your life with people you enjoy and don't be a secret agent.  Wear a Realtor badge and let everyone you meet know what you can do for them and their friends.

Find out who is moving out of State (or Country) and build up a referral network of Realtors you can refer them to.  25% is what we call Mailbox Money!!!

And most importantly, keep reading the wealth of information available here in ActiveRain!

Prospect every day.  Have a daily schedule so you know what needs to be done.  Treat it like a business and not a job.  Good luck.

Joe Tunney - I'd hire a coach from Buffini & Company and make the best out of my relationship that begins with Introduction letter to your database, a list of relationships you have - using the best CRM - ReferralMaker PRO - that I am in Real Estate.

During the week, call them, connect with them and ask how you can help.

During the month, stop by at the homes of  those who are really close to you - with a token gift.

And ask them - who do they know who needs help in Real Estate? You can do it, you have done it!

(And yes, this is a SERIOUS answer. Try it out for 3 months and see where you are.)

Also if you want - try their online training Peak Producers.

Of course, you can rely on Internet and hope people will call you! Or you can knock on doors of For Sale By Owners or Expired listings, if you are comfortable with that.

Hi, Joe.      Joe Tunney

I saw your blog yesterday, but did not want to "hijack it" by posting links to my own blogs.  But I will post those links here on the Q&A board.

These two blogs were "Featured", so be sure to read the Comments under the blogs, for more suggestions.

Call up 50 people per day and ask them if they know of anybody who would like to sell their home. Do that for a year straight and you'll be the number one producing realtor in your city... guaranteed!

Get a coach so you can have a worthwhile mentor. Most people in your office or sphere aren't going to support you or give you the required time. That's my advice.
