I never forward anything until I know what's in the offer and have had a chance to discuss any offered terms with the buyers' agent that may not be clear in the offer.

I read it thoroughly. To make sure that everything is signed correctly, and in case there are questions on certain terms to provide the sellers with all the information. I also try to meet with my sellers, unless they are out of town, to review the offer and present pros and cons (if any) for it.

I wouldn't dream of just forwarding an offer on.  I would read through it and then talk with the agent who brought me the offer and then set up the offer presentation with my seller.

Debbie - I read/review all offers prior to sending them to my seller, and oftentimes I will highlight some of the important things so they understand what they are looking at. Then, of course I will talk with them either on the phone, or in person to review in detail and provide them with their options.

I like to read through it first, otherwise there will always be some type of problem.  I like for the seller to trust that I am representing them in the best possible way.  If I don't read before I send, then I don't know what I'm talking about if they get to it before I do.  If I read first, then if there are any questions I may have, I can get them answered prior to contacting my seller.

Most sellers expect me to review it and let them know if I detect any potential problems. Some ask me " if you were the seller, would you accept this offer"? Many selelrs want to meet in person to go over it.
