we do a two step presentation.... the first step has a presentation binder that we leave and it clearly presents "who we are; what we do; and how well we do it"....the second step is the actual CMA.... the marketing plan is in the first presentation binder and we fine tune it after we know what the right price range is for the property....and we decide who the Avatar is for that property.... we rarely miss on a listing's makes sense....and it's one else does it as we do.

Like Barbara Todaro we had a presentation consisting of two meetings.  The first was a listening presentation, where we determined what was needed and wanted, etc.  Most importantly this focused on whether or not we would work well together.  We were already had the CMA and marketing plan ready, and we add or subtract to it based on meeting #1.  A

Patricia Kennedy usually I send the comparable 'sold' list before I reach there so that they can digest the number I am going to suggest as list price.

Usually, the same information is there in cloud on Google drive or perhaps a soft copy in my DropBox.

I somehow do not like to carry printed material with me.

I don't have a formal CMA at the initial meeting, since it will be highly dependent on the condition of the home.  I do talk about the marketing plan, though my aim at the initial meeting is to establish a good rapport.

Patricia - I do have a CMA prepared, but the home value may be altered if I had not seen the home previously, and I learn, or discover new things. I also discuss my marketing plan in general to the potential seller client, but don't go into specific details.

I create a custom binder for each appt and present a custom "seller success" presentation on my iPad. I have templates for everything and change details specific to property. 

Binder contents:

  • Cloud CMA printout
  • About Us - team profiles, results, testimonials
  • Marketing Plan - I research the property ahead of time and create an "ideal buyer profile" and how we'd target those potential buyers
  • Proposed Timeline - Day 1 - 60
  • Possible pricing strategies and what they mean to seller - kind of like a net sheet
  • Listing Agreement ready for signing with "TBD by Seller" in the price blank
  • Marketing materials samples

Rarely do I go over every bit of the book, flip around as the seller tells me their priorities.

If they don't commit at the appt, I take the book with me, if they sign I leave it behind.

I do bring a hard copy (my copy) to the appointment. I answer all questions and present some but not all of my marketing plan. If it is an interview they have to say they want to hire me and when they do that and sign I share the whole plan and they will get to keep a copy of the plan.

Depends on how that prospect was cultivated.

If they are stuck in the last century, I bring the typical dog and pony show.

If they are part of the contemporary economy, I come with a different set of tools.

Memorialize? Easy....I make sure they know that I know 'It's all about THEM."

I bring both a CMA and a detailed Marketing Proposal that is laminated and bound. The market plan is hard hitting, effective and virtually eliminates most competition from the conversation. 

I also bring several different net sheets that represent possible sales prices within the proposed price range. In addition, I print and bring a listing agreement, camera, and sometimes my laptop.

Oh, and I never forget my award winning smile
