I don't know about San Diego, but overall our foreclosure numbers are still way down compared to two years ago. Although I'm doing more BPOs on some foreclosure listings getting ready to come on the market, and I'm a bit surprised at the number of them.

Good morning John. Not sure about your market, but in my local market, there is an increase.
A wonderful Thanksgiving to you and yours.

Good Thursday morning John. I'm not sure about San Diego. I am seeing some distressed properties here though. More than usual.

Tens of thousands are still under water and some areas harder hit than others...The economy is in trouble, health care doesn't work and morale is low...Hang on and fasten your seat belt.

A quick search from Foreclosure Radar suggests it is negative. May be some telemarkers wanting to sign you up for listing...

John - I don't know about San Diego, but here in AZ, distressed properties remain very low.

John DL Arendsen - I am sure it is area dependent. We still do not see any such 'threat' to the prices in our area - and most of them are not undwerwater...

I thought the San Diego market was hot, and surprised to hear this.

No clue about San Diego but not in Albuquerque. We're still moving along smoothly.

Can't answer the question about SD, but so far no such trend in the Charlotte area.

They never went completely away in Chula Vista & South County, but I'm not seeing them in Metro-Coastal; 1/500 maybe. Not sure where in Sd you work, but my answer is no, not seeing them much at all; except the obvious areas where they haven't finished trickling away. I went from doin (by no choice) 100% distressed properties 2006-2012 to not a one in 3 years.

We are preparing for that time in the cycle, sure to see the shift in the near future.

Sam Shueh Not sure I'm totally understanding your answer but I can assure you I'm a little to savvy to be buying into TELEMARKETEERS! LOL! Especially when I've just put offers in on two North San Diego Coastal short sales and they're the real deal.
