When I was active and listing new construction, everything was done the day before closing.... walk through... payment for upgrades that were not included in the p/s.... the builder signed a deed in advance and his attorney was at closing.... I never went....it was the buyer and two attorneys.... theirs and the seller's.... new construction was a simple process to wrap up.

We don't have closings in Indiana with Lawyers.  After the walk-through, we meet t the title Company where the Sellers and Buyers have separate rooms.  when everything in done, both meet and discuss incidentals.

In Indiana we have a final walkthru just before closing and then head over to the title company for the signing of the paperwork.  We are required to be present.

For buyers, it's typically a walk through and then accompany to the closing.  After that, it depends on the sale and the people involved.

For sellers, I typically go through the home prior to the walk through and notify the seller of any potential issues.  If they haven't pre-signed, I will also go to the closing with them.

My advice, NEVER MISS A CLOSING if you can help it.

First, this is the culmination of an emotional journey for both buyer and seller, and even the agents at times. Things can go still go bad, and quickly! If there is tension in the room, find a way to relieve it.  If the Attorneys fails to answer a question clearly, try to get it cleared up. Be on guard for the the seller or buyer saying something inappropriate to the other party.  One of them may have lingering anger over price or repair negotiations. 

More importantly, this is an opportunity to simply "be there" with our clients during this very emotional step,... to look out for them,... to congratulate them,... to give them a big hug.  It's not only very satisfying, it also helps create a source of future referrals.

In San Diego, listing agents have very little to do except clean up files on closing day.With buyers, I meet them when the deed transfers to hand them the keys.

It all has to do with the schedule. I generally will make sure the buyer, if I am representing them has completed a satisfactory walk-thru inspection and has signed the Walk-Thru Inspection Addendum. Then meet at the attorney's office for the closing and pass the keys when all is done.

We all close at the title company, and have forms we have to sign, so we do attend.  I do a walk through at the home with the buyers prior to closing, and the buyers get the key at the end when it has funded.

In our market -- the closings are not held in an attorney's office -- it's rather uneventful to those who are relocating from different areas.  There is obvious communication with congratulations to all involved and an exchange of keys.
