I've had some success in marketing it to people who need an early closing.  Not having to wait for the Sellers to find another place, pack up  and get out may be beneficial to some Buyers.  Good luck with this one!

Number one is to make certain the paint and carpets are in fantastic condition and not a problem.  I did all the REO's for a major company and we pulled out all the carpets --- painted with Builder beige and added the builder beige carpet basic FHA grade -- the homes sold very quickly even though they sat for months before.  The REO manager saw one with brand new grey carpet and she hit the ceiling (the previous agent picked it).  I was instructed to pull out the brand new carpet and replace it

One home had dead grass and we installed new sod.

One or two homes were real problems so we added selling bonuses.

I have also had good luck in the holidays with some colorful Christmas lights and decorations to increase the curb appeal.

Do some staging. But 10% below market and its still not selling? Why don't you call a few of the agents that showed the house and get some feedback from them? As re marketing , you say you are getting many showings so its something buyers see when they tour the house or see the neighborhood thats turning them away.

Vacant properties have an advantage because buyers translate that to mean the seller is motivated and they can move quick. That is what I stress.

Promote the concept of immediate move in even before closing but after all contingencies have been removed either for a reduced rent rate or no rent if closes in a short period

well mrs jones and mr jones... i would be happy to raise the price 10% to market value, then discount it 3% to make you feel like you got a deal. you could put some staging material in kitchen and bath, small deal big impact...

Depending on the price point, it may need to be staged. Most of my vacant homes are bank owned listings, they need work and are priced low. Most buyers can see through the emptiness. Those homes being sold to owner occupied buyers though, may not be able to see how furniture can be placed in their minds with out seeing anything to Gage it with.

If you're in Houston, my floor plan pictorials work very well for vacant homes .. because we can add in the "furniture-moving" module.  Photos launch out of it so your online representation is stellar ... and viewers can also select furniture pices off a menu, size them to fit their needs and then slide them around the floor plan arranging furniture and doing "what ifs".   Check with the floor plan providers in your area.

It's always price that sells.  If the property is clean and "ready for showtime" inside and out, and truly comparable to neighboring properties, then it will sell at a similar price.

3. Observe where buyer spends the greatest amount of time. (always create an environment where the buyer can sit, if they choose, overlooking the homes best feature. When they have opportunity to sit...they are seeing themselves move in.....the very best indicator to act pre-emptively)

4. LISTEN for the presence of obstacles, concern, question, utility, objection, insecurity

5. Call buyer agent and offer to remove #4 for an accepted offer before end of week.

I market them the same way I do an occupied home...Like occupied homes some sell right away and some take more time.  Need the right person on both sales

Vacant homes can be a gold mine in our area.  I find that adding a little staging like a small table or artificial tree on the front porch can make it more inviting to the drive by viewer.  

When I have a property that has been shown often but no offers, I call the showing agent and ask the obvious question: What would it take to get your buyer to make an offer.
