I usually get a penalty for "excessive celebration in the end zone" then I do a modified version of what Jack Lewitz said.  I've seen "best and final" backfire though (on a house with FOUR offers), so be careful.  What I usually recommend is to take the best offer, then put it to the side.  All the others get "best and final."  That way if the others drop out, you still have the best offer in play.  If the others come back, give the offer set aside a chance to improve as well.  This allows you to protect the seller from losing all the offers.  If the prices are the same, or close to it, we usually counter terms.  Almost no offer is going to be perfect right away.

 

Key thing: USE THE MULTIPLE COUNTER OFFER FORM!!!!!!!!!  In CA this form has an extra step where if the seller counters terms to the buyer and the buyer accepts the terms, the seller still has to choose that offer.  If you use the standard counter form, the first buyer to respond gets the deal!

There are always differences in offers even if the price is the same. We have to help the seller determine which is the best offer for the outcome the seller wants.

Have your seller ask all of the buyers for highest and best offer. If that's already been done, then it's up to the seller which offer they want to take.

Sometimes who the lender will make the difference, sometimes it is a seasoned agent representing the buyers.   Especially if all other terms are similar.

Make sure your seller sees them all and takes all aspects of the offers into consideration when accepting or rejecting offers. I presume the seller is your Client?

The seller can counter, accept or reject any or all offers. We usually ask for highest and best but not always. It really depends on offer amount and terms. For instance, if there is a cash offer that is acceptable of close, we will negotiate with them and tell the other offers we are thinking it over.

 the buyers had better make it their highest and best....

I get everything on excel to make the picture more clear for the seller....and the seller calls the shots.... does no need to counter .... can take what's there or go back and ask for highest and best from all...I like that type of situation....

I always then ask for their highest and best. An offer without contingencies is better than a higher priced offer load with contingencies. I read each and give the pros and cons of what they are asking.

It's ultimately up to the seller.  They can ask for highest and best and I have even had them ask the buyers to write a letter saying what buying the house mean to them.  Tht usually make it clear to the seller.
