It's my understanding that HOA laws have to be changed with an attorney.

Each jurisdiction has different laws. The condo association should seek legal advice on condo governance type issues.

In my market, there is an attorney who does quite a bit of work with HOAs, I'd find a similar one in your area to suggest to your client.

Shanna, I'm guessing that there might be some jusidictional differences. I'd contact local management companies for ideas. Most of them in our area are professionally managed.

Refer them to a real estate attorney. Sounds like a slippery slope.

No, I never heard that rules and bylaws were completely changed, only some minor modifications.

I think the best thing to do is to talk to your title company for copies and you might talk to other local agents that you know to see if they will share some copies. And emphasize that the honed down version really needs to be reviewed by an attorney.

I may have some I can share with you. I am not sure I have the rules in pdf but do have the bylaws. I will send them tomorrow and if I forget remind me.

I like Marc Swartz, CPA, CA, Real Estate Broker advice. Also our local title companies have the regs on file and so does my office. But these are local to my area.

I dont have any but would recommend a minimalist approach to something like this, nobody wants to live with too many rules.

Start with the current bylaws and get a skilled attorney to help. Only certain attorneys work condo's. remember to chnage bylaws you will need a super-majority (75 to 90%) approval.

Good morning Shanna. That a tall order, wouldn't be easier to zero in on a condo that the person likes, negotiate the transaction, once completed and then get the condo docs?

Good Friday morning Shanna. Although I did not have an answer I found the answer from some of the others interesting.

With each state having different laws, you should get some from your local area.

The client understands that they need to be modified to fit but wanted to see some other examples of what was out there. Once they honed down and recreated what they were looking for they were going to have an attorney approve and correct the docs. Why recreate the wheel?
