I was looking in the same budget & neighborhood as a VIP client of mine back in 2007 and that was the running joke, because there was one time, we both walked in and at the exact same time out loud gasped, "WOW!" She turned to be and laughingly shouted "Don't you dare!" Her & her husband bought it and they never let me forget it...it's the fun stuff. I'm very happy where I ended up, so all is well that ends well.

Never! Personally, I do not want the buyer or seller to think they are in competition with me.
If still available AFTER the interested client purchased another property, I will buy without comment.
Will I purposefully show a buyer a house I have flipped. YOU BET! In this case I will treat them exceptionally well.

I did this with a builder with two lots remaining in a great community. The lots only allowed for two models to be built there, and they did not have one built to view in the area. The floor plan was great, but my client was a New Yorker unaccustomed to larger homes and reading floor plans. The builder offered great incentives to get him to buy, but he did not. I went back the next day and locked in to build. Extremely happy that I did.
