I think, one of the most common and really annoying is puffery. 

Even I have no idea what this means: 

"A Haven of Security"~ Prove it! ;

"Lovely Townhome Feels Detached"~ Ha? ;

"Stunning Elegance"~ for a taste of a real estate agent? ;

"Unbeatable"~ You lost me here;

"Upgraded to the Max"~ Max of what era? 70th?;

"Best Price on the market"~ what do you mean?! ;

 

''#1 agent''~ we'll never tired of this one;

and

"Bargain of the Year"~ Yeh, we know what that means. Why it is still not sold?

Id say facts like not the real amount of beds/bath but even photo shopping images with different type or flooring or cabinets can be very misleading.

Tony - There are so many ways agents exaggerate about their listing. Much of what is written on the MLS could be construed as false advertising.
