Jacqueline, I am not an attorney, so I would only offer a layman's understanding.  Generally, a title is proof of ownership and is frequently used to show ownership has been recorded in that person's name.  Most obvious use of a Title is in assigning and registering an automobile; but many other properties may be titled as well.  These titles most often are recorded in the State where the property owner resides.  An unique property that is often Titled is a mobile home, trailer, or other such dwellings that are transported over our roadways.

 

Allow me to introduce to this post two terms: (1) Real Property, which we often call real estate; and (2) Chattel, which is inclusive of virtually all other possessions.  I think of real estate as something of finite existence and value, that is something that exists and cannot be reproduced.  There is only so much land and sea to possess.  Therein lies it unique value.  On the other hand, we can mass produce automobiles, livestock, appliances, etc.

When you buy or sell a property (land and any improvements), you may have to address matters pertaining to the disposition of chattel, such as appliances, machinery and even livestock.  There are many rules regarding what can or cannot be part of the real property such as appliances, window treatments, fencing and swing sets.

REAL PROPERTY is transferred by use of a DEED rather than by Title. A Mobile Him, when permanently affixed to the land by a foundation and strapping then become REAL PROPERTY, and is treated as a house rather than a vehicle.  It too is recorded in the State where it is located, and generally at the local seat of government such as a County Seat.  Example:  Gallatin, TN is the SUMNER County Seat.  Franklin is the County Seat for Simpson County, Kentucky.  There are different laws in each State to regulate legal actions concerning things like purchasing, selling, disposing, for closing, condemning and seizure of properties, whether Chattel or Real Property.
