I filed an S Corporation many years ago, and have saved lots of dollars.  My accountant recommended it. 

Just sole proprietorship.  It's easy and I'm too lazy to set up anything else.

My real estate business is a Sole Proprietorship, easier management and no additional cost. I work through a brokerage that provides much of the shield I would get if I was a C corp.

In California, you cannot operate a real estate company as an LLC.  We operated as a C corp.  To make a decision like that, I firmly recommend that one seeks the advice of a professional.  It make cost you, but it will avoid costly mistakes.  A
