In my humble opinion it would be the "Inspection" period. Generally, after a contract has been executed, there is a fifteen day window when a Home Inspection, Appraisal, and Survey must be completed. With a Government repo this window is reduced, by Addendum, to ten days. If inspections and/or their repercussions aren't confronted,completed or extended, within this time frame, the Buyer stands to lose their EMD. If managed proper, and once past this milestone, closing is a breeze.

Making sure your client understands the timelines and ramifications for removing/retaining any contingencies or conditions in the contracts.  They also need to be aware of and understand any contingencies that will automatically be removed by the other party or due to a timeframe.
