I find it's nice to stop for sandwiches at a nice deli somewhere en route and try to enjoy a "picnic" lunch. If children present, they love the break, especially if they can run around a bit. Sometimes clients prefer to push on and go off on their own once we are done. Since they are not with me in the car, I snack between showings; don't like to be hungry or thirsty.

It depends on the client.   Some require breaks while others prefer non-stop. It's good to be flexible.

No hard an fast rules here, just what's worked for most so far in my world. Understand this is all discussed and agreed upon with the client, in advance. They know what to expect when they arrive.

I do get 25% out of towners: If they are here for more than one day, we do about 5 hours tops per day,  I keep a cooler in the car of water for us and snacks for me. If they are only one day, I plan 8-1, Lunch, then 2-6pm for example. Many offer to treat me to lunch which tells me I have a giver.

75% of my home tours:  if they are local, I offer 2.5 hours and up to 6 properties standard and 3.5 hours if they are looking at average 2800sqft or larger homes.

I don't provide tours of great length -  I find a morning tour or an afternoon tour is more than sufficient.  Any more just confuses the Buyer and all the homes begin to intermingle.  

I do let them know we'll not be stopping so they are to bring whatever they may need with them ie water, snacks, etc.

I have done both, and generally there is something I need to tend to, and most likely the client has other things on their plate as well; but I try to roll with their preference.  Where small children are involved, they may need a break more that we do.  Discussing these matters prior to setting up showings becomes second nature.  There are probably as many right answers as there are clients.

I have been accused of starving my clients, with not taking a break.   I usually have snacks and water in the car, but a lunch break is good for all.

Yes, this is a good idea if you must show all day.  Typically, I try not to schedule all day showings if at all possible.

It depends, I think seeing 5 homes or less in a day is a good rule, but if they are in a crunch to find a home sometimes we go all day. I always let them find their own lunch so they can talk about what we have seen and I can catch up on some emails and voicemails.

we try not to show more than 6 homes at a time. We provide a clipboard with map, listings and checklist for each property. Since its AZ we always have a cooler in the car with drinks. Since alot of our business in out of state buyers if they are on a time crunch, we will break it up and do 6 break for a while with lunch and then do another 6 in the afternoon.

Even with note taking by the end of the day they get confused and all the homes run together.

Debbie, with our low inventories it is seldom I find enough homes to view all day.  When we did have inventory if at all possible, with clients schedule, I tried to do half one day and half the next.  I always felt even one of the nicer homes would maybe be over looked towards the latter part of a long day.  What was actually a short drive to town may seem to be hours to the car weary clients.  Mark

I avoid a full day with one set of clients but it does happen occasionally. In those cases I usually schedule things so there's the opportunity for a short lunch break and then see if they want it.

Yes, usually give them a lunch break to go and discuss the earlier showings.  Gives me time to return calls, get some space, regroup, etc.

It depends on the clients need. However, I usually show only 6 houses per day no matter what. Buyers are usually liars, so it is a must to know one's inventory. I preview all properties that might fit their criteria within their price range. There have been times that I throw in a property that is above their price range if I feel the house is overpriced. I start the tour with houses that fits their criterias. At this time, my super sonic ears go up and I listen to their spoken and unspoken comments.  The following showings are then adjusted accordingly based on their comments. I am not a lock box opener. They hire me to listen to their needs whether they know it themselves or not. My tour usually starts at either 10 am or 2 pm...no need for breaks, unless there are kids involved.

Yes always. My first plan is to always try to group them before or after lunch, it is usually the re locations that are here and want to look until they find one as they have to leave in a set date that i spend the whole day with.

Only have a few listings. I know of no one wanting to make a quick decision making offers on homes. They try to get may be one finding out the out come and look at more if any comes up.....

Yes, I'll ask them to go get lunch while I check the MLS for the new information they have given me.  I will make the break long enough to get something to eat and search the MLS without being rushed.  There would be no reason for a break unless the criteria has changed or updated to include more homes or areas or a different price range.  Otherwise I would have already had all of the homes to show.  7 homes is my magic number.  How about you?

As a buyer, I like to take a break after a half a day and get an offer written on at least one of the homes we toured.
