Depends upon the demographic in your area .. if its for boomers .. aging knees and joints don't favor running up and down stairs (anymore), so 1-story homes are more attractive to them.

As long as there is a master on the main floor my buyers will buy a two story. I haven't noticed any change in that.

I have.  Mostly in clients who worry about their knees, but also in small families too.  Single story homes tend to be more desireable, especially for heating and cooling.

No, this has been predicted for years but it just hasn't materialized yet.  The baby boomers seem to have enough money to already own a home with a downstairs bedroom or are healthy enough to use stairs.  The day should be coming but will it?

I did not know about that trade. But since I work mostly with middle age or older clients, they do want only 1 story house and since they are quite rare in my location and popular, it can be quite challenging to find.

Absolutely. The developers in Hawaii squeeze at much house as they can on a lot. Lot sizes are sometimes as small as 3500 sq ft.  Yes, that is LOT size not house size.

There is a great demand in my market for single level or at least ground floor bed & bath.

While there is no value difference between one and two story homes in my market, you will see that buyers prefer the one story homes. That's mainly because we deal with more retirees in my area.

If they can afford it, buyers prefer one story. Almost all houses here in Colorado have basements so even with a one story they get a basement.

I think as the Baby Boomers start to have knee issues, single story homes may become more popular.  But as one of these, I have to say that I think my steps are a boon.

The population of seniors is rapidly growing and many want single floor living. The big demand is for first floor master bedrooms.
