I've had this before, I put the agreed upon showing hours for each day in the MLS showing instructions and I let my seller know I needed at least one weekend day where I can offer "normal showing hours". I had that client crash at his parents house once per week to accommodate this. I just explained "the house needs to have visibility & accessibility to sell with maximum exposure, so it's going to be disruptive to the "normal life" for a few weeks. Let's get it sold in the first 2 weeks and get you back to "normal" life." I expressed. It worked! Sellers need to know the "normal routine" gets disrupted when selling their homes. Proper expectations.

Luckily, I live in an area where we have many shift workers: drs, nurses, police, prison guards, etc and we simply state Seller is a Shift Worker and these are the hours for showings.  It is understood by the majority.  We don't have too many prima dona purchasers with no understanding of life's situations.

You have to state the facts and limit the times for showings.

I note available showing times --- it's easier when you know in advance and showing agents can plan accordingly.

I put in showing time the times when he is sleeping.

I ask them to call me so I can work out a time that will fit with my seller and the buyer.

It is essential to get buyers into the home on their schedule.  I'd let my seller know this and try to make arrangements to get clients into home at all times.  If not possible, I'd put in the MLS "no showing until ?PM.  The lock box would be timed to match and I'd tell the seller to disconnect their phone until the start time.

I would explain the situation and which days and times work the best.

I'd say: call listing agents for showing instruction, add ''Showing to be daily from x to xx only'' for agents in private remarks and program a supra same way.

I put in hours that the home will be available for showings...not unusual in my area.

My first listing was like this.  The client was a nurse who worked mid shift.  I simply put that an appointment with seller was required due to work schedule.  There was a keysafe put out when the seller was out.

I have THAT listing right now.

Not showing till after 1 PM.

Listing agent must be present to remove the german shepard and the labador.

And to protect the seller from agents who REFUSE to read, I will not install a lockbox. 

Some buyers don't see the house. That is ok with me. If they were REAL buyers they would find a way to do the PM or weekend all day.

I don't and the seller does not lose any sleep over it.

Note that only evening showings are available during week and "x" on weekends.  Happens quite often in medical districts, where docs are on call or odd hours.

List the hours that it can be shown, thats about the only thing you can do.

You may arrange for group showings and let other agents know the limitation due to work constraints for the seller.

The seller works from a to b and all showings must be XXX!
