Many many years ago I used to courier my pre-listing package to the Sellers but today's people don't like to read anything longer than a tweet!  I've also found that people are far more informal today and simply want to know what we can do for them in as casual and as short & sweet a method as possible.  Works for me !

Tony and Suzanne Marriott I think I have all possible resources for listings and buyers - including pre-listing package as well as listing presentation.

However, working by referral has helped me to minimize the use of these tools.  They do get everything online from me, and when I meet them we go over it on my tablet.

yes, our standard procedure is a two step presentation and tell them in advance how we work....we have two binders...the first is a pre-listing presentation that we leave with the homeowner....at that first visit, we find out the details of their move and the details of the property.... the binder tells them "who we are; what we do; and how well we do it"....and that's all a seller wants to know, other then the price....that's the second visit...the actual market analysis.... it's a complete analysis and includes active, pending and closed transactions in the area.... plus our opinion of value....we also discuss commission and time frame for listing the property.... we have a great hit ratio....we rarely lose a listing and if we have our choice, we want to be the first ones in...the rest need to compete and beat....doesn't happen.

I either mail or drop off a glossy 8.5 x 11 booklet I created - lots of bright pictures, not a lot specifics about me, primarily about how to assess market value, what factors actually affect market value, staging tips, etc.

I often send it electronically, along with a link to my market statistics page on my website. For serious sellers, these are both resources that impress and are easily digestible. 

Face to face is where I rock it though, nothing beats that interaction, figuring out what's important to the client and helping solve their problems.
