It pays to be alert and jump on them quickly.  And if you keep in touch with the big listers in your community you may find out before they hit the mls.

I have my clients set up on alerts of new listings and price changes.  I also get a copy of the emails.  Also in our MLS we have a market monitor.  You can see what is new on the market and price changes just by clicking on a button.

The Agent you choose REALLY does make a difference

I too check the hotsheets throughout the day and implore my buyers to respond when I alert them to a "hot" property.  Though our market is a little uneven right now, buyers are out there and will pounce when the price is right. I recognize those values and in spite of my best efforts, buyers often will not respond.  Losing one or two may be just what's needed to understand/grasp/trust the message --- and messenger.

Ok, now you see the problem and know their is a solution. Here are my recommendations.

1. If available set up alerts that notify you instantly when a new listing occurs in your target communities or align with your buyers needs. Obviously, you need to focus on communities because getting all listings is equal to getting none. Besides, all listings will burn your phone up.

NOTE: make sure the buyer knows they must be searching also.

2. Know who the active listing agents are in your target communities.

3. Create a network of those agents you prefer to work with. Introduce yourself, chat with them, say you look forward to working with them. Those agents who end up on "The LIST" due to egregious behavior will spend their career asking your question.

4. Come bearing gifts. Do you have a listing almost ready for market? Be smart in this execution. DOM must show ONE WHOLE DAY.

It is a hot market in my area and has been for years.  The local MLS allows daily alerts to be sent out and they are sent out after midnight for MLS listed properties meeting the criteria you have set.  Otherwise, you can check MLS multiple times a day and communicate with whichever agents you can identify that may have listings coming up.

We can set up alerts to receive email as soon as a home is listed. You and the buyers should be prepared to see the house the same day and buyers should not waste time sleeping over it if they like the house.
