My answer is no.... these people are not my clients and I warn the other agent that if he or she puts their clients in my hands, I will know lots of things about them before we're done that would compromise their clients' negotiation position with my sellers should they decide to buy the house. And then I ask how much of a referral fee they will give me for showing and selling the home. That's a lazy agent if I ever heard of one.

First - My job is to get the home sold for my client.

I would be concerned that the buyers agent would be looking for the same assistance with getting inspector in too.  They do not want to go to that side of town, but they do want their side of the commission.

Not going to happen on my watch, unless they are just giving me their client.

 

The reason is, the buyers agent should cross the threshold to make sure the home is not without any defect that a normal agent with an fiduciary responsiblity owes their client. When a listing agent shows a home for a buyers agent, an implied duty to notify is created and this can alienate your duty to your seller.

Tell them the times and dates you are holding it open- an in between answer. Make sure you are doing an open the coming weekend. Kills two birds with one stone- narrow the time frame ( if you are doing open from 1-4 tell them 1:30 - 3:30)

I'd show it since it is my listing, but I would try to get a referral out of it from the buyers side too. That is kind of skipping on your job as their agent in a big way.

I will ask for a referral fee.  My job is to get the home sold but it's not my job to do someone else's job.  If the buyer makes an offer - you bet that agent is going to ask you to meet the inspector, the appraiser, and anyone else that needs access to the property.

I would show it. Those buyers need to consider hiring a different agent. Agents like that will also want listing agent to let home & termite inspectors in, as well as appraiser, and any contractors if work is needed.

In the past I showed it.

Today, I realize other agents and brokerages have a business model that relies on other agents to be chumps, to be willing to allow them to do less and earn the same. That's a great gig when you can get it.

Like others have stated, referral or reduction by 0.5% and the buyer agent stays out of the way.

I like Praful's reponse - very good - will tuck that away.  Also will work well when the buyer themselves ask for a showing so as not to disturb their agent who is busy with others or relaxing on vacation.

I think Roy Kelley has the right answer in terms of doing this as a referral. The disturbing part is the one regarding "that" part of town; hope it's only a matter of distance.

We are having an open house on Sunday, 1 to 4pm. You can send them by at that time. If they want me to show them now I say only as a client and proceed with giving them a referral fee. They usually hang-up at that point.

I will show my property to any qualified buyer. But the other agent is risking a lot, since I am representing the seller.

Our Board policy is that if the buyer's agent registers their client with the listing agent or brokerage (accomplished by any documented notification of their name) then the listing agent should honor that agency.

Anjanette - It seems like we are getting more and more of these questions. What is going on with buyers agents these days. Do they not do anything but write up an offer.

Anyway, great question. You want to get the home sold, and want to show the home to any potential buyer, but then again, you run into all sorts of agency issues if you are now showing the home to another agent's buyer.

I would check with my broker first, and then act accordingly.
