I would let the other agent know that this buyer contacted you. Maybe ask some questions of this agent to find out if this agent actually has a buyer's relationship with the buyer. It's always nice to get what information you can, and by talking with the agent, you can let him/her know that they need to educate their buyer to stop calling around.

Gabe - I would call the buyer and let them know their agent just called to schedule a showing of my listing. At that point, I would let them know that there is no point in keeping their appointment with me. I would also call the buyers agent and give them a heads up on what just happened.

The main thing is getting your listing sold, and hopefully that will happen.

I would kindly call the prospective buyer and cancel the appointment letting her know that her agent called to schedule an appointment for her. This way, you leave the door open if she is interested in the property. Afterall, the focus should be in selling the listing.

Susan Emo has the best answer!  I'd have the other Realtor meet at that time.  It's their client too afterall.  Might be embarassing for the buyer.  We'd both show the house and split the buyer's side commission!  :)  I'd have strategized with the other agent first on how to handle buyer embarassment and the commission!

Buyers can be liars and somehow think they can get a better deal or more information by calling direct. Set up the showing for her agent and let it be.

I would make an appointment  to show her the property.  I would ask why she wants me to show it to her and my competitor also.  I would also ask her if there is any chance that she will but THIS property from any one but me. If the answer is yes, I would say goodbye.  You will get the listing commission no matter what.

i would contact client. "i would be happy to show you, however you are or are not working with a agent" if you ARE not, you can sign an agreement saying that i will work solely for you". thats what i would do. rather than saying you will work solely with me

So, here's what we did.  The other agent is quite a good friend of mine so I had her meet the customer at my listing with an exclusive buyers agreement for herself.  

She texted me when the buyer showed up and I appeared about five minutes later, and I introduced myself and told them I was waiting for an appointment,

The embarrassed look on this buyer's face was quite interesting.  Then my friend proceeded to educate this one about the right protocol for using an agent.

I would call that person and nicely tell her it's unfortunate she wasn't honest with me about working with another agent when she first called and that I had to cancel my appointment with her, but that her agent will show it to her.
