Sounds like the real estate agent happened to also be a Tea Party member.
I would save the emails or texts from the client establishing meeting them for the homes to be shown on the dates in question, and in the future add "Saving the Whales" to my real estate title to avoid future audits.

I don't mind the required odometer readings. In fact, I use my insurance agent to help me with that as I often (just to document) send a note at the beginning and end of each year with my mileage just to make sure they can update their records and it exists somewhere beyond my own notes.
I document the trip, maybe make note of an address or two that you showed but I would never give a client's name or other information. That is excessive.

I like to have a car repair (e.g. an oil change or other routine maintenance) near the end or beginning of the year to provide third party evidence of the mileage at that point in time.
It is a good idea to have a mileage log documenting your business travels during the year.

I keep a car log and back up expenses with credit card records. I think if you keep a lot with beginning and end of year numbers and the three months of detailed stuff, you will be fine even if a tea party-er.

Not sure how your state works. I keep track on spreadsheet. Here we confirm appointments and a copy of email is sent as well as we set ours up with smart route and can put in notes for example afternoon with suzi q buyer etc. I keep these in file with year marked on a flash drive.
