For me here in San Diego, it's the views! Yes, in San Diego you can have ocean views, mountain views, lake views, canyon views, Sea World views (fireworks at night), Downtown skyline views, airport views (stunning at night) and in some cases a combination of 2-3 of these views!
Second for me is whichever is more stunning: front/backyard, kitchen or master bathroom.

I generally think the best part of the house is the basement. Especially, if it is unfinished. Then you can easily see what type of repairs/installations work was done. Generally, if there is a lot of shoddy workmanship in the basement, it will reflect the same workmanship in other areas of the home. Its the next best thing to seeing through the walls.
