Fiind out what the issue is and solve it if we can - or work as a team - so we have satisfied sellers and buyers.

I try to see if there is anything I can do to make the transaction come off as planned. 

Jump and jump fast, there is usually a way to figure it out and I will find it if possible. It is much quicker and easier to safe a deal then start from 0 with someone new.

I just jump in and do what needs to get done.  I'm working for my client.  I solve problems.

Certainly jumping in to see if there was anything I could do would be the best choice.

Hide and seek?

Not sure who the closer is, as I do it all myself.  If there is a problem with lender, title/escrow officer, etc I like to focus on what I can do to help resolve the problem.  That is more productive than spending time pointing fingers and assessing blame.  I try to communicate with all parties through out the transaction to cut down on "problems".

Often it is a panic call from past clients who bought some property from another agent not thru me. The calls are legal in nature. I tell them a lawyer or police may be able to save the spaceship..... 

Those have termite, appliance issues I do not mind give them a referral... That fits in my role.

I jump in and do whatever it takes to help. My feeling is that ALL parties on a transaction would and should be working as a team to ge the job done. The job is, to make our buyers and sellers happy by getting the deal to close!

I jump in so that the deal can progress, avoiding it would only cause the  problem doesnt snowball!

If you want that property to close, you better find out what the speed bump is and get working on it!   

what i do... and its difficult... is start asking questions and find out what where how. i suppose i should have seen it coming or anticipated. first thing to do is remain calm, at lest for me and dont BUY trouble

I think it is our responsibility to aid in any way that we can.

This is the time when some whither away, and others step up to the plate.  A position none of us like to be in, but, this is the time to step up.

Depends on whether you want it to close or not.

Hiding during these situations is never wise, best to be a problem solver.

all my people are instructed to come to me day or night whatever the case maybe or they buy the farm if they don't....I repeat it for effectiveness too

I sure do William, we can make or break a deal sometimes.

Time for analysis.  Did I cause it?  Can I fix it? No?  Ok, breathe and try to figure out what is next.  Um hide and seek ends when you are found!  And that would probably be when you try to come get your check!

Why deny the obvious.  Jump in with both feet and do what it takes to get the job done.  Good question.

I am all over it. In fact, it is this very scenario that I describe in driving home the importance of the resources involved in a transaction. Everything looks easy out of the gate, but bumps in the road come up and when they do, you want people in the deal that will get up off their hind end and find the solution.

My job is to jump in and help.

Assuming one wants to get paid, I would think that going into action to seek a solution is the right answer.

I ask where we are and how can I help resolve it.  Then I get busy getting it done.

I disappear.  I'm afraid of confrontation and problems.  

Seriously with this question?  I jump in and bring my problem solving and negotiating skills to the table and get shit done.  

Anybody that answers differently should turn in their license immediately.  

If it's a title problem then it's their problem.  If funds (cash sale) bounced, it's mine.

Our proactivity is the ONLY route to take.
