Angela,

It really depends on your marketplace.  Not all markets are created equal, each one is different, even in the same city.  A

It would depend, however I would think you would want the home clean and showing its best rather than full of stuff when you start showing it.

I see more negative than positive doing at same time.  But, I would do estate sale first and do a "coming soon to the market."  That way you get some extra advertising/word of mouth.

In general, those looking to buy stuff there are usually bargain shoppers and/or those planning to stay in their homes, not those looking to buy.  yes, they may know someone who wants to buy, so advertise "coming soon" and pass out cards (and/or brochures).  But, show the property when it is in show condition.

It is a good IDEA, however, the success will prove dependent on the cooperation of those staffing the estate sale.

Your PURPOSE is to make contact with those who are 1 degree away from the attendees. (2 degrees away from you)

Understand who attends estate sales and implement a proper strategy.

It depends. For some properties, even a garage sale spreads the word. An "estate sale" for a luxury property might do the same thing especially if the sellers want to sell fast. Just hand out lots of cards.

Yes. The estate sale might also attract prospective home buyers.

I think I would normally want the property on the market.  I would like to make certain that all the people attending know that the property is for sale and have the opportunity to pickup a flyer or brochure,

I think it would be hard to monitor people coming for estate sale and those looking to buy a home. I would do estate sale first and then list home afterword.

It depends but I likely would say no.  Two different target markets. Although there can be some overlap, I want people there looking at the house and not the stuff in it.

I'd have flyers at the estate sale but wait until the property is clean and staged before putting it on the market.

Yes I do, it's all about attracting as much attention to the house. I would have brochures printed and set about the home as well.

It definitely has its advantages.  Typically when you see an estate sale, the heirs are cleaning out the house and alot of them might just be interested in unloading the property along with all the stuff that is inside the house.  Depends on the neighborhood and market as well.  Kill two birds with one stone!

When first impressions count...

Thanks for all the feedback. I think it also depends on the area and the property.  However, there are pros and cons.

Pros: Many people through the property is a given. They may be shopping for a new home themselves or know someone who is. Let's face it advertising is a good thing.

Cons: Most of the time I've seen properties during estate sales in much need of repair and lack the presentation to really make a home desirable. Another factor is bargain shoppers are usually after a bargain.

I've advised my clients if they are to hold one, to make sure the property is in show ready condition as much as possible inside and out, be organized in merchandising to prevent chaos, and setting up a small booth of sorts for the listing agent to answer any questions.

I have mixed feelings about this. If the house is cluttered it won't show well.
