I see more negative than positive doing at same time. But, I would do estate sale first and do a "coming soon to the market." That way you get some extra advertising/word of mouth.
In general, those looking to buy stuff there are usually bargain shoppers and/or those planning to stay in their homes, not those looking to buy. yes, they may know someone who wants to buy, so advertise "coming soon" and pass out cards (and/or brochures). But, show the property when it is in show condition.

It depends. For some properties, even a garage sale spreads the word. An "estate sale" for a luxury property might do the same thing especially if the sellers want to sell fast. Just hand out lots of cards.

It definitely has its advantages. Typically when you see an estate sale, the heirs are cleaning out the house and alot of them might just be interested in unloading the property along with all the stuff that is inside the house. Depends on the neighborhood and market as well. Kill two birds with one stone!

Thanks for all the feedback. I think it also depends on the area and the property. However, there are pros and cons.
Pros: Many people through the property is a given. They may be shopping for a new home themselves or know someone who is. Let's face it advertising is a good thing.
Cons: Most of the time I've seen properties during estate sales in much need of repair and lack the presentation to really make a home desirable. Another factor is bargain shoppers are usually after a bargain.
I've advised my clients if they are to hold one, to make sure the property is in show ready condition as much as possible inside and out, be organized in merchandising to prevent chaos, and setting up a small booth of sorts for the listing agent to answer any questions.
