My current city small lots, single family, master planned communities. In my other state it was 2+ acres with each home that people wanted, just depends on the market.

It depends on the area, there is no universal answer...A

My area is homes with 2-5 acres.

Low to mid priced.

Of our homes the fastest moving are the 1 bedroom apartments near campus, most never get advertised and are gone before the previous tenant leaves.

All real estate when it is priced correctly.

 Mid range homes sell fastest, even faster if they're in a great school district.

In our area sellers market.

Robert - Usually the homes that are in the best condition that are priced under $200k. I believe that there are just more buyers who can qualify for that amount, and they are also in big demand with investors, so they sell faster.

Valencia, California is a pre-planned community with the best school system in California and one of the safest for it's size in the nation.  Our community is newer than most, we have many annual events and our homes mostly have association pools, tennis, parks etc.  Leasing out a home is almost instant so leasing is much quicker than selling.

We don't have any rentals in our area available. Foreclosures are the next fasted to go, once they are listed.
