Declutter, then paint and carpet.

Deep cleaning and rigorous decluttering of the interior and exterior, including the garage, plus keeping up on basic yardwork. Beyond that it depends on the condition of the house and yard, maybe some painting and repairs and fresh planting.

Declutter also. . .  start packing personal belongings they will not need.  Take personal pictures off the wall, and other personal belonging out of sight.  Also a thorough cleaning and paint as needed inside and out.

First all all, before listing, if it is a regular sale, prepare the property for sale ( can be a long list). In a couple of weeks, you must discuss the result and adjust terms or marketing if necessary. All( before, during listing and during escrow process) should be spelled by you clearly during your presentation, so they know what to expect.

Price, Condition, Terms.  Setting the right price is the first hurdle.  The condition is next.  Curb appeal is the easiest and least expensive. Cleaning and de-cluttering is pretty easy to do but tricky to explain. Getting as much sunlight in the home is another one that's pretty easy, having lights left on where it's too dark is something they fight us on, like it so expensive.   For some reason, probably pet peeve, I stress keeping the Toilet Seats down.  The Terms are significant as well such as easy showing, lock box, sign and short escrow.

None, the less they do to improve the appearance, the better the investment potential of the property.  Of course as an investor, my purposes are different than most of the people here.
