I would rather go out in the field and see the inspection done; it gives us a better idea of what you are looking for as well as assisting us with what to look for and better enable us to make an offer on a property.

Regardless of the topic -- it should be brief and well-prepared that they ask and want you to return.  You will likely be talking to people with different experience and interest levels.

I don't want to hear an inspector at all.

Why? They can not resist going into war story mode and that is a waste of my time.

Why? Their role and my role do not share the same outcome where the rubber meets the road.

The inspector who has something to say will know what has presented most often as obstacles to getting to a closing. If they don't KNOW, they certainly have nothing to say I need to hear.

#1 Issue.....ROOF.  "Inspector Michael will share the 'tell tale' signs of a failed roof, a means to estimate cost of roof replacement and a few resources that can get the homeowner out of a bind in specific roof failure situations.

#2. Issue .....Power Panel. "Inspector Michale will share the 'tell tale. signs of a power panel that will get flagged EVERY TIME and other easy to spot issues that will get flagged. Local resources will be shared to get any issues resolved.

#3. Issue ... Curb Appeal. "Inspector Michael wil share the quick and easy, down and dirty, low cost ways to address fascia rot and dingy presentation and share local resources.

The common theme is these are all issues the real estate professional faces and THAT is what I want to hear about....SOLUTIONS to real issues and you can slide in your benefits and privileges during the course of the presentation.

Summary:

No war stories
Focus on issues
Deliver on solutions.
Please don't tell everything you know.
Do not exceed 45 minutes (preferably 30)
Save some good stuff for next time.

Then I will come back.

I wouldn't schedule an office presentation for an inspector to try to sell me; I don't take the time.  A home inspector's portfolio of clients and their recommendations are what I would view, should an inspector contact me and ask me to refer them.

How you are not there to kill the sale. Also that you work for the buyer but will act professionally and not overstate your expertise or word things in a way to scare a buyer to death. Just state the facts.
