I would love to answer if there was a specific. My answer would be to lean to whatever is legal in a court of law both state and federal. The code of ethics is not necessarily enforceable, in my un lawyerly opinion.

There are rules imposed by my office manager...
And those imposed by my broker....
And those imposed by the local mls..
And those imposed by the regional mls...
And those imposed by Florida Association of Realtors..
And those imposed by NAR
ANd rules imposed by my franchise
and all of these are rules to protect turf, and none about providing the solutions and choices a home owner or buyer may want.
Then there are the rules imposed by the state. Those rules, plus an attorney will allow an agent to actually deliver the solutions and choices buyers and sellers want. Of course NAR will have nothing to do with that. The turf rules make that option nearly impossible.
The turf war IS what created the reduced relevance of the REAL-a-TOR.
The client and what is best for them, has no bearing on your question except in effort to cloak the real intent.

Good Monday morning Mike. Technically, on a fiduciary role, your code of ethics says you are bound to your client, the seller. It's hard to play both ends of the transaction.

Michael Thornton & Praful Thakkar Praful , this thread is all on you buddy (lol) . your question about a buyer who wanted to see the property even thou the house was in contract, and they had a agent.... my take is cover your butt, BUTTTT show the home (unless seller says no) but most sellers want it sold, and it isnt closed, so show it! so the COE says dont tread on the other agent, but screw that agent, as my total first obligation is to my seller... so praful.... this is your fault lol. tks mike :)
