I would increase the entry barriers to the industry.

Agent accountability would be nice.
HOA management companies should be required to send docs out within a reasonable amount of time without a rush charge.
Two things, I know.

That our business would be driven by us instead gouged by all the fees we pay to do business . How about creating a real estate cooperative model to business ?

I do wish that greedy Brokers would come to realize that in the long run it hurts them to be that way.

Less regulation of real estate professionals that results in reduced consumer choice.
The elimination of the MLS and it parent NAR and it's supporters, area brokers and franchises. The current structure only provides broker control over the agent, not creative solutions for the home owner or buyer.
NYC has been without an MLS and real estate tends to sell very nicely there.

Good morning Ginger. Would love to see more Realtors participate with blogging to build their business, instead of buying leads.

Good Sunday morning Ginger. I would have to agree with Jill's answer, agent accountability for one. Also, agents taking the time to educate their buyers home inspections. What does it really entail! Most real estate agents do not have a clue.

i wish there was a rating system like im the Major Leage Baseball , rbi's , era, etc i dislike the agents who think they are hot and are not. too long on the market, too low a % of original listing price, too many price reductions, too low a value sold etc

Too bad the time and cost to become a Realtor is so low that many people think they can do the job. Unfortunately many buyers and sellers also think anyone can do the job and do not truly understand the value of a good Real Estate Professional. Sometimes we make the process look so easy because we are on top of the process and paperwork. Unfortunately the professional who is proactive and knowledgeable makes what takes dedication, expertise and eduction look like anyone can do it....and we all know agents who can't.

This is a really great question and it took me a while to come up with an answer. Our profession allows us to make the type of income reserved for Kings, Attorneys & CEO's with a limited education.
Pay per service rendered would be pretty cool though.

Ginger Harper , I was going to ask this very question earlier in the week. I'm interested in the answers. I would love to see us do more to improve the image of the industry... perhaps a way to oversee the policies and regulations we have, instead of making more. I'd love to see people more willing to report unethical behaviour to the Ethics Committees and Department of Licensing so those agents could be eliminated from the business.

Nothing. We're all sharks. We're at our best when we're on the hunt, on the go, adjusting to changes.
This game is what it is, and we're all playing it.
I wouldn't change a thing.

Larry, I would change the MLS. I think it should be a stock owned enterprise, owned my those who feed it:REALTORS®. At least by the Brokers. The online marketers should be paying a percentage of their income to the spring that feeds their flow. REALTORS® do the work and take the risk. Why should the Mother ship or the Aliens eat our young? Percentages of proceeds should go to Brokers who then parse out to producers. If a Brokerage produces 2% of listings and 3% of sales, then they produced 2.5% of revenue. If Joe Flash produced 5% of the firm's income he should get 5% of proceeds (after Broker's cut). You asked...

Definitely increase the barrier to entry. There are agents praticing real estate that I would not have faith in to sell a rocking chair at a garage sale much less a million dollar home.

In CALIFORNIA make it illegal to credit back to buyers like Zip or RF brokerage.
