good points to relay.... not sure about #2....there are buyers who want and like a property, and their opinion of a good location may not be the same as yours.... and from there, there's "a butt for every toilet"....it's not for us to decide...unless the buyer asks you for your opinion!!!!

I like to have buyer get a pre-approval, it shows they are serious and we have a much better understanding of what houses are in the price range. Not to mention we are ready to make an offer when they find the perfect home.

If the property meets 80% of your (weighted) criteria, don't hesitate to put an offer in because you're not likely to find the 'perfect' house.  You can often change the condition of the house but not it's location.  I'd say get pre-approved instead of pre-qualified.  Nowadays, most seasoned agents I know of don't pay much attention to pre-qual letters.
