I use my competition as inspiration - if I see them come up with a decent idea, I try to make it my own by improving on it.

"Competition" is a funny in real estate. While other agents are our competitors, they are also our business associates and colleges who work together to bring buyers and sellers together. 

I do keep an eye on what other agents are doing in our market. If one has a great idea and is doing a good job, I learn form what I can because I am always trying to get better.

The question you are asking sounds like there may be something specific that an agent or broker in your market place is offering clients that is getting a lot of attention or winning listings?? When that is the case, I like to ask myself, "What is it about this thing is attracting so much interest?" Value? Price? Quality? Marketing hook? Once I identify why that "thing" is doing so well, I analyze my current offerings and see if there is something that I need to highlight that I am already doing or is there something I should consider adding or do better (based on the market I am attempting to reach). I do not make changes just because I see an agent doing something. I like to listen to the market to see what is working & I lookup their numbers in the MLS to see if they had an increase in sales or listings.

I do watch what the competition is doing, but I do my own thing. You never know, they may have a better plan... something you can adapt a bit. But not knowing what they are doing, in my opinion, not a good idea.

Paul - I certainly notice what other agents are doing, and if it makes sense and fits into my business model, I will tweak it to make it mine. I also like to be creative and come up with my own stuff that is different than others. I never want to just see what someone else is doing and do the exact same thing.
