Probably. However, I prefer to give prospects a break on their own for lunch in order to have time to check on messages and make calls.

Now and then. Certainly not for buyers we just met or have no connection with. But for buyers that are close referrals, sure.

In certain Club communities where it would be inducive to the sale it could be the tipping point. Therefore, yes, and I owe it to many reciprocal memberships, It's an activity which I've now weaned myself from.

Seldom, yet plenty of clients take me out to dinner or lunch.
Especially the big corporate clients with expense accounts.

Larry Johnston yes, I have done it few times - just to build the relationships. (Though many of them are referred to me, so we know each other most of the time.)

Absolutely, you should always offer, may times if the clients are a family, they will offer to pay for your lunch as well as theirs. You should offer to pay for everyone, you never want to look cheap in front of your clients.

Definitely if they are here from out of town and we are looking at a lot of houses. The break provides time to go over what we have seen and get a bead on their line of thinking. You learn some interesting things over that Whataburger!

Good morning Larry Johnston,
No, but I have been invited by them to buy me lunch.

I have bought lunch for clients; but most of my folks are local, and we work around lunch, school pick ups, ball practice, etc. I work my erands into those gaps as much as ppossible. I am more inclined to provide gift certificates for supper after they have viewed homes and mom would have to rush home, cook, oversee homework, baths, and bedtime.

I have. It's nice to sit down casually and hear their needs and opinions.

Yes I have. And sometimes they have bought me lunch. Here's the weird thing about this. The buyer's who buy me lunch, have almost always 'punked out' later. Not purchased or even totally stopped communicating. The ones that I have bought for have mostly stayed loyal. Needless to say, now when buyers want to buy my lunch, if at all possible, I find an excuse to duck out and meet up with them later. :)

Most og my investment buyers are either out of state or out of country. Considering that lunch is always on me.

On occasion, when it was appropriate. It's more time-effective if they bring their own.

If we are looking at several houses and it is lunch time defiately. It is a great time to discuss the houses we have seen and those remaining on the list. It is a great chance to get to know them better. Often they offer to pay for lunch.
