Usually investors have several agents looking for properties that match their criteria. You might find some deals in the mls, on craigslist, on  for sale by owner sites, or just by identifying soon to be tear downs. In desirable areas though, many builders are looking for the same thing so there will be competition.

as david said, how are they fixed for funds? if... they have cash then that makes for power on your/their part. we shop craigslist, also advertise on craigs, we also have a commercial website, but it isnt very helpful Loopnet. also  you can actually go door to door or search owners through county records that homes look like something is up. also become buddies with the big reo guys in your area

Go to your local Real Estate Investment Association meetings.  You will meet dozens and dozens of buyers, many people with money, many looking to find realtors that will work with them.  Pitfall, write offers. Upside you get paid everytime you find them a deal, you can double end, you are good/loyal, you will find endless opportunitiies if you play your cards right while networking.
