Yes, I would. It's not unusual for sellers needing to finish up a few things before the listing can go "live" and by doing the paperwork, I feel they are motivated to get them done.

if the decision is for you to list the property, yes....date it for the agreed upon marketing date, and then wait prepare for that date...

Mentally ready. I have one got as far as commission rates.  They left for Europe.  They asked if I would be interested since every contract and personal doc I have reviewed them for awhile.

I mentioned I can have the listing contract ready in 1 hour through an eMail..  That does not mean snags or have someone else list it...

Debbie Reynolds I would go ahead and take the listing and document that the seller wishes to place the property on the market on such and such a date. Don't leave the date open. By following the seller's wishes you shouldn't have a problem with the MLS, etc.

I think that depends on your local regulations regarding how far in advance you can have paperwork signed. But, either way, keep in close contact.

I would. Fortunately, our listing agreements have a start date to the listing and a separate start date for marketing, so the bases are covered and I can get it into MLS in the required period of time vis-a-vis the marketing date.

Our listing agreement has a paragraph which allows a seller to enter into a listing agreement and still delay when it actaully hits mls.  I would have them sign it now.

I would prepare the listing agreement but wait until she is ready , I hate seeing listings in MLS that say property can not be seen until a certain future date and I also don't like seeing temp off market . Both indicate seller is not ready or house is not ready . Nobody likes a pushy sales person but you can be prepared and offer advise on getting it ready to list

Yes and in our multiple listing service there is a form that is signed by the seller and filed that the listing is being withheld from the MLS until the property is ready to be marketed.

Old school says get it signed before somebody else nabs her or she sells to her own buyer. New school says wait until you are ready to actually go on the market. New school says she if she's gonna screw you, she will do it whether you have a listing signed. Then you'll just have to cancel it and will have done all of that work for nothing. I vote for new school.

I would get it under contract right away.  Depending on the MLS, you may need to note the date when it would be active in the market.  I wouldn't allow another agent to get this listing signed.

Yes, but please don't put a "coming soon" sign out 3 weeks before it's ready.  That just happened in our neighborhood.  My buyer was so discouraged, they chose to not go look at the house when it did come on the market.  They bought something else.
