We recently offered to front the funds to get some work done on a listing. I'd already done a couple of transactions with this client and he has become a friend.
The seller was kind of of blown away that we offered to assist. The offer was paired with an agreement to repay, of course. I had no doubt the property would sell, but the seller was nervous about it.
The painter agreed to be paid through escrow. I advanced upfront HOA fees. There are three HOA's and the combined doc fees were $880.00. I also advanced funds for the cleaning lady. The seller paid for the handyman and carpet cleaning.
