Good Sunday morning Capt. Wayne. We call the manufactured housing here in Tennessee. We don't have any trailer trash.

In 15+ years I've only sold one. It was a totally different experience than a regular transaction.

We can only if the mobile home title has been purged with the land, and the land is owned.

I need more clarification.
By manufactured you refer exclusively to house that could have wheels.
You DO NOT refer to modular homes, stick build off site and assembled on location.
In regards to the former, I sell the land upon which those wheels sit.
In regards to the latter, they have proven to be the answer to affordable housing not funded by the tax payers in Pinellas County. Many very attractive homes would fall under the modular home category and none is known to me to have been blown apart by the high winds rumored could accur in late summer. Glen Carin is one such community near me.

it's rare to find a pre-fab home here, but when we do, I love it....I have one builder who used them and I enjoyed explaining the difference from a stick built home.... sold every one of them myself!!!! knowledge of the product, sells the product...I continue to say that in my office and not many listen!

Modular Homes are made here in Northern Indiana, so the answer is Yes, however some banks will not give loans on a modular because of the resale value.

Yes, we have manufactured homes in mobile home parks, that cannot go in the MLS, we have manufatured home on land they own which can be listed and sold thru the MLS and then we have modular homes as well. Most buyers do not know the difference in any of these. No one wants them, and the manufactured home owners have difficulty getting out of them.
