I don't want my seller doing an open house. It opens the seller up to sharing too much information with a buyer and could lose a real prospect. It is not the seller's job, it is the agents job to talk with buyers.

Nope. Wouldn't do it.
I was hosting open house at one of my listings and the seller hadn't left yet. A visitor walked in and toured the property. He then asked the seller a question. The seller didn't hear exactly what the visitor asked.
Instead of asking him to repeat the question, the seller repeated what she thought she'd heard, which was unfortunate, as it turned into an incredibly awkward exchange which I cannot put into writing until much time has passed.

I would consider it, but I would supply branded sign-in sheets, and of course make sure I was available by phone to answer questions any open house attendees might have. I would always do the first open house, but if the sellers wanted additional open houses, I would let them, under controlled circumstances (ex. having copies of the listing brochure, a sellers disclosure available if prospect asked for it etc)

I never heard that the owner do their open houses if it is listed with an agent. I've seen some agents choose ''limited service'' or MLS entry only for a fee.

No. Unfortunately I have experienced sellers stay during an open house. It's never a god idea. They mean well but blab about all the wrong things.
